Coinbase has announced its plans to shift its New York headquarters to a more expansive office space at One Madison in Manhattan's Flatiron District, concluding its tenancy at 55 Hudson Yards. The cryptocurrency exchange is set to occupy a significantly larger 67,208-square-foot area, effectively doubling the size of its previous office.
Lease and Financial Information
Recently, the company finalized an eleven-year lease agreement for the new office premises, although the specific financial details of the transaction have not been disclosed. Comparisons within the market suggest a noteworthy rental rate, with similar spaces within the building leasing at approximately $170 per square foot. In contrast, Coinbase's former location at Hudson Yards commanded rental rates slightly above $100 per square foot.
This relocation aligns well with the current conditions in Manhattan, where developers are offering generous incentives to attract tenants and address the considerable vacancy rates across the city.
Coinbase's decision to relocate comes at a strategic juncture, amidst regulatory uncertainties and a recent upswing in its financial performance. Despite facing regulatory pressures from government bodies, the company's profits have shown a resurgence, coupled with a notable increase in its stock value over the last year.
